The Proposed Construction of a Residential Dwelling and Four Self-Catering guest cottages on Erf 2003, Wilderness
Eco Route Environmental Consultancy has been appointed as independent environmental practitioners by the proponent, Mr Rian Chalmers, to ensure the lawful construction of a Residential Dwelling on Erf 1256, St Francis Bay, Kouga Municipality in terms of the National Environmental Management Act (Act 107 of 1998).
The proposed residential dwelling will be developed on Erf 1256 Sea Vista, a suburb of St Francis Bay, Eastern Cape (GPS coordinates: 34° 8'49.09"S|24°50'19.34"E).
RE/155 (56 615,4m² in extent) is located within Keurboomstrand, primarily characterized as a resort town within Plettenberg Bay, Western Cape. The proposal is to subdivide and rezone RE/155 from Open Space Zone II (private open space) to Residential Zone II to enable the development of private grouped dwelling houses on the eastern portion of RE/155. Approximately 3 250m² of the 5 000m² subject site is earmarked for the development of three (3) residential units and a shared swimming pool.
The vision is to consolidate the two land portions and to create a small exclusive beachfront security estate. The proximity to the beach and the magnificent views over the bay will secure high property values, as there are very few beachfront properties left in the area.
The proposed development will be the construction of four apartment blocks consisting of 4 floors (including ground floor) each and with a total of 36 units, a reception area, 81 parking bays, and paved pathways leading to future extension plans of a clubhouse and pool area. The entire property will need to be levelled and graded accordingly for the proposed development. The development was previously applied for and approved by the Kouga Municipality.
Eco Route Environmental Consultancy have been appointed as independent environmental practitioners by the proponent, Brenda Niehaus, to ensure rectification of unlawful commencement of Listed Activities in terms of Section 24G of the National Environmental Management Act (Act 107 of 1998) for the ‘unlawful indigenous vegetation clearance, expansion and clearance of sediment and littoral vegetation from in-stream dams on Portions 66 and 9 of the farm no.232 Redford, Bitou Municipality, Western Cape.

The applicant intends to develop a mixed use development, with access to the northwest off George Rex Drive. The purpose of this development is to have a “sport; adventure and tourism” focus. The proposal will consist of a high-performance aquatic centre, a sport’s village (for accommodation for athletes and supporters), sports-orientated retail and professional services: physio-therapists, biokineticists, gym, massage, sport psychology, etc.
The Knysna Municipality (KM) has compiled a Maintenance Management Plan (MMP), reviewed by Eco Route Environmental Consultancy and South African National Parks (SANParks) to ensure equitable access to coastal public property at Myoli Beach, Sedgefield. Historical management of the public access point has been undertaken to ensure vehicular access to the beach for people with disabilities, emergency vehicles and SANParks.
